PROPERTY:

Exclusive Airpark Subdivision nestled in the mountains overlooking the Saranac River Valley in Saranac within upstate NY's Adirondack State Park. The property encompasses more than 105 acres and includes a 2,050' paved runway, Recent runway upgrades have improved the approaches and runway tree clear area. Runway length increase is in progress (expect 40' X 3500'-4000' with lights ) and will be completed by late spring 07'. Most lots boast beautiful panoramic mountain views and allow hangers with direct runway access.

LOT SIZES:

Adirondack Airpark Estates consists of 12 lots. As of Spring 2006 there are three properties available. A log home is completed and available on 17 Skylane Way ( Lot 2). A hangar is available on lot 1 with a studio to be built in to suite needs a buyer. And the Silohome on 19ac.

LOT PRICES:

Phase II lots available only upon completion of runway expansion.

RUNWAY:

Presently all lots have deeded rights to a 2050' X 20' paved runway and common tie down areas (runway expansion has begun, by spring we expect 2400' , contact us for verification). Tree cleared runway area is a least 150'. Read HHA (Hold Harmless Agreement) and information on how to receive information to land and tour property (see NY17.com). There is deeded hanger space available on the east end of lot 1 for those lots not having direct runway access.

ADIRONDACK AIRPARK ESTATES(NY17) HOMEOWNERS ASSOCIATION:

At present there are no annual dues with association with the property. Upon completion of the expansion and the release of phase II lots. A HHA will be organized and dues set at approx $1,000 per year.

COVENANTS AND RESTRICTIONS:

Adirondack Airpark Estates covenants and restrictions are administered by the developer. The architectural guidelines are to protect the quality and value of the subdivision and include, but not limited to the following:

No requirement to start construction after lot purchased; but once building permit is obtained, and construction commenced, building exterior must appear complete from the outside in all respects within six months.

Minimum setbacks are 50' from property line and 125' from runway centerline for property located along the runway.

Minimum sq. footage(livable) is 1,200 sq. ft. for any homes. Hanger with studio built in allowed on lots with direct runway access.

Coloration of any structure to blend in with the natural surroundings. Logs, log siding, cedar and redwood materials are encouraged. Metal sided hangers are allowed but must be Teratone trim with Tan.

Horses are allowed, however any stables must not be visible from other lot boundaries or the common area.

No antennas, satellite dishes, kennels, solar panels, clotheslines, propane tanks, etc. shall be visible from the common areas. No mobile home or trailer are allow except during the beginning construction phase.
